Ive fished the 2 ponds, I fished them for pike a few years ago and blanked. Supposed to be a good tench water. I wouldn't write it off for pike but when I fish a place I put the effort in. Walked it lure fished it and dead bait fished it.

I used to fish it alot when it was Richmond. Landowners got greedy with the rent so no-one would touch it. Someone said they were after £1500 a year.
If it hasn't changed there are loads of pike, mainly Jacks with a few doubles. My best was 17lb. Best fished when the Lillies die off end of Novemberish.
Always tough for coarse fishing although quality was good. Best Tench was almost 7lb and best bream about the same, but that was the small one in the shoal which you could watch sunbathing when the sun came out. Very overgrown, about 90% lillies so space to fish was limited. A very good day might be half a dozen fish, but that could be 30lb plus. Never caught much except early and late.
It's neither club nor ticket, and I believe there is a right of way around the pond. So without advising anything, if you were to fish you probably would not be bothered much, although the owners who live a few miles away would be within their rights to move you along.

There are quite a few paths in the area, but, to my knowledge, none of them are genuine public rights of way. I doubt the chances of getting caught there are particularly high. However, if the owner or his keeper caught anyone, I suspect that they might suffer a bit more than simply being asked to move on.
